Privacy Policy
1. Scope
This policy describes how Peck Stelzer Systems LLC ("Peck Stelzer," "we") handles information on this website and in our compliance file-review product for real estate brokerages (the "Service"). We build software for businesses; we do not offer consumer services, and we do not sell personal information.
2. Website visitors
- Contact form: if you write to us, we receive the name, email address, and message you provide (processed by our form provider) and use them only to respond.
- Hosting logs: our hosting provider records standard technical logs (IP address, browser type, pages requested) for security and reliability.
- We do not run advertising trackers and we do not sell or share visitor data for advertising.
3. The Service: we process documents on our customers' behalf
The Service reviews real estate transaction documents for completeness on behalf of our brokerage customers. Those documents may contain personal information about transaction parties (such as names, property addresses, and signatures). For that information, the customer is the data controller and Peck Stelzer acts as a service provider/processor: we process documents solely to perform the review the customer has engaged us for, under the customer's instructions and signed agreement.
4. Deployment options
- Local deployment: the Service can run entirely on customer-controlled systems, in which case documents are processed locally and do not transit Peck Stelzer infrastructure.
- Hosted deployment: each customer runs in a dedicated, single-tenant environment. Customer documents are never commingled across customers.
5. The browser extension
Part of the Service is delivered as a Chrome browser extension used by authorized compliance reviewers. The extension:
- runs only on the brokerage's compliance review pages and reads the transaction documents already displayed there, in the reviewer's own authenticated session;
- passes those documents to the licensed Peck Stelzer companion application installed on the same computer for local analysis, and displays the results — the extension does not transmit documents or personal information to Peck Stelzer or to any remote server;
- stores only a single local flag recording that the reviewer accepted the first-run notice — no browsing history, no analytics, no trackers of any kind;
- offers a "report an issue" button that opens the reviewer's own email client with a pre-filled draft containing product version information and the reviewer's message — never document contents.
Where a customer's agreement includes AI-assisted review (Section 6), the transmission described there is performed by the licensed companion application under the customer's configuration — not by the extension.
6. AI-assisted review
Some review checks can use a large-language-model provider. Where a customer's agreement includes AI-assisted review: only limited document excerpts needed for the specific check are transmitted; excerpts are redacted of personal information before transmission; certain check types (including signature presence and form presence) are never sent to a model; and our provider processes the data under zero-data-retention terms — it is not stored by the provider or used to train models.
7. What we never do with Service data
- No sale or sharing of personal information.
- No use for advertising or marketing.
- No profiling of, or automated decisions about, individuals — the Service evaluates documents, not people, and a human reviewer makes every compliance decision.
- No use of customer production data for product development or testing; development uses synthetic documents.
8. Retention and deletion
Documents are processed transiently to produce review results and are not retained beyond what the customer's agreement requires. Our audit logs record review metadata (timestamps, rule identifiers, result codes) — not document contents. On termination or verified request, customer content is returned or deleted in accordance with the customer's agreement.

Safeguards are described in our Information Security Policy.
10. Subprocessors
- Netlify — website hosting (website only; no Service documents).
- Formspree — website contact form processing.
- Anthropic — AI provider for AI-assisted review, under zero-data-retention terms.
11. Your rights and requests
You may contact us about information we hold. Where your information is contained in a customer's transaction documents, we will route your request to that customer, who controls the data, and support their response as their service provider.
12. Children
Our website and Service are for business use and are not directed to children.
